I'm Pasha Darvishian.
This is the firm I built.
Twenty-plus years in Southern California commercial real estate. One philosophy: do fewer deals, do them better, and stay in the room from first call to closing.

Built by hand.
Run the same way today.
I grew up around business and got drawn to commercial real estate before I ever sat in a brokerage office. In 2003 I graduated from the USC Marshall School of Business with a degree in Business and an emphasis in Finance โ and I've spent every year since right here in Southern California, learning this industry from the inside out.
I started my career at the nation's largest commercial real estate investment brokerage. I learned how the biggest shops in the country actually run deals โ what they do brilliantly, and what gets lost in the volume. The senior name closes the pitch and a junior runs the file. I built the Darvishian Group as the opposite of that. The senior name is the file. I personally lead every engagement we take on. I'm in the meetings, on the calls, in the email chain, on the property.
That model only works if you stay small and stay sharp, so that's what I do. The team I've built โ Jon, Jafet, and the advisors who follow โ were all hand-picked, all trained alongside me, and all carry the same standard. We don't try to be the biggest firm in Southern California. We try to be the one our clients call first, and call back.
My practice covers retail, office, and industrial across Orange County, Long Beach, and the surrounding SoCal markets โ acquisitions, dispositions, leasing, tenant and landlord representation, 1031 exchanges, and repositioning strategy. A meaningful share of my clients are fellow USC alumni and Trojan-network owners and investors, which I consider one of the great unfair advantages of being based here. If you're weighing a move on a property, I'd rather you call me before you decide, not after.

Family first.
Always has been.
At the end of the day, what I do is for them. My family is the reason I work with the integrity I do โ because my kids are watching, and I want them to see what it looks like to build something real.
Southern California isn't just where I do business. It's where my family is rooted. That gives me a different level of accountability to this market โ and to the clients who are building their lives and legacies here alongside us.
Four principles. Non-negotiable.
These aren't marketing values. They're the rules I run the firm by, every file, every client.
Senior on Every Deal
I personally lead the strategy and execution on every engagement that carries my name. No junior handoffs, no automated processes.
Earned, Not Pitched
After twenty years, almost every client I take on came from someone I already worked with. The pitch is the track record.
Owner-Aligned
I think like an owner because I work for owners. Long-term value and the right deal beat fast closings every time.
A Small Bench, On Purpose
I keep the team intentionally tight. Quality over headcount โ and I personally trained every advisor under our roof.
Two decades, one philosophy.
Cut my teeth in Southern California commercial brokerage โ retail, office, and industrial across Orange County.
Founded the Darvishian Group to build a firm around relationships, not transaction volume.
Grew the practice across SoCal โ assembling a hand-picked team and crossing $100M, then $300M, then... we stopped keeping exact score.
Opened a second office in Long Beach. The number kept climbing.
Crossed $1B in transactions. Still working file-by-file, still picking up the phone. (Yes, billion with a B.)
